Engineering Plans For Council Approval

DA and CC engineering documentation for renovations, additions and second storeys. Plans your certifier will accept.

Tell us about it

We'll come back to you personally — no call centre.

  • DA & CC documentation
  • Certifier-ready
  • Clear scope, clear price

How it works

  1. Send us your architectural plans

Whatever your architect or designer has produced. If you are earlier than that, send the address and tell us what you are planning.

  2. We confirm what's required

We check what your council or private certifier actually needs for your specific application, and scope the engineering to that. No documentation you will not use.

  3. Engineering documentation

The structural and civil documentation your submission requires, prepared to be assessed rather than queried.

  4. Issued for submission

You get a complete set ready to lodge, and we stay available for any request for information that comes back.

What it costs and how long it takes

[FILL — real numbers required. Cover: (1) how you price DA/CC documentation — the trust point above promises 'Clear scope, clear price', so this section has to deliver a number; (2) a genuine range for a typical second-storey addition or similar; (3) how long your documentation takes once you have the architectural plans; (4) that council or certifier assessment time sits outside that.]

Questions people ask

What engineering does my DA need?

It depends on what you are building and what your council asks for. A second storey usually needs structural design for the new load paths and the existing structure below; anything affecting drainage or site levels usually needs civil documentation as well. We check your council's requirements before quoting rather than assuming.

Can you work from my architect's drawings?

Yes — that is the normal starting point. Send us the architectural set and we will tell you what engineering is needed to support it, and flag anything in the design that is likely to cause a problem at assessment.

How long does it take?

[FILL — actual timeframe from receiving architectural plans to issuing documentation. A number, not 'fast'.]

What's the difference between DA and CC documentation?

A Development Application seeks approval for what you are proposing in principle — the assessment is about whether it should be allowed. A Construction Certificate covers how it will actually be built, and needs more detailed engineering. Some projects need both, in that order. We prepare either, and will tell you which stage you are actually at.

Do you deal with council directly?

Yes. We can lodge and manage the engineering side of the application, and respond directly to any request for information, so technical queries do not land back on you to relay.
