How it works
-
Send us your site details
The address and whatever you already have — a site plan, a builder's sketch, or just photos of the block. If you have nothing yet, that is fine.
-
We confirm what you actually need
Not every granny flat needs the same documentation. We tell you which engineering drawings and reports your approval pathway requires, so you are not paying for things you do not need.
-
Design and drawings
Slab and footing design, and the structural design for the dwelling itself, prepared against the relevant standards and your soil conditions.
-
Approval-ready package
You get a documentation set your certifier or council can assess, issued to you and to your builder if you have one.

What it costs and how long it takes
[FILL — real numbers required. Cover: (1) the fixed price, or a genuine range, for a standard granny flat engineering package — the trust point above already promises 'Fixed price', so a number belongs here; (2) what changes that price (sloping site, poor soil, garage conversion); (3) how long from instruction to issued drawings. A number, not an adjective.]
Questions people ask
What engineering does a granny flat actually need?
Typically a slab and footing design based on a soil classification for your site, plus structural design for the dwelling. Exactly what is required depends on your site conditions and which approval pathway you are using — we confirm that before quoting, so you are not guessing.
CDC vs DA — what's the difference?
A Complying Development Certificate is a fast-track approval available when a proposal meets a fixed set of standards, assessed by a private certifier or council. A Development Application is a merit assessment by council, used when the proposal falls outside those standards. The engineering is similar; what differs is who assesses it and what they need to see. We prepare documentation for both.
Do you work with my builder, or can I come direct?
Either. Plenty of our granny flat work comes directly from homeowners before a builder is appointed, and plenty comes through builders. If you already have a builder, we will deal with them directly so you are not relaying technical questions.
What's the turnaround?
[FILL — actual timeframe from instruction to issued drawings. The brief explicitly forbids 'fast turnaround' without a number.]
What do you need to get started?
The property address is enough for us to quote. To start the design we will need a site plan or survey, the proposed layout, and a soil test — we can tell you which of those you already have and which still need arranging.
